However, after working with investment-property buyers in Gatlinburg, Pigeon Forge, Sevierville and the surrounding areas for many years, I have noticed something important.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Affluent buyers are not simply searching for the cabin with the longest list of amenities or the highest projected rental income.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">They are searching for a distinctive real-estate asset that fits into a much larger financial, lifestyle and tax-planning strategy. They want a property that protects their time, provides multiple benefits and offers something that will remain desirable long after today\u2019s design trends have changed.<\/p>\n\n<h2 class=\"wp-block-heading\">What Recent Smoky Mountain Luxury Sales Tell Us<\/h2>\n\n<p class=\"wp-block-paragraph\">To better understand what is attracting buyers at the upper end of the Sevier County market, I reviewed properties priced at $1.5 million and above that were active, pending or sold during the preceding 12 months.<\/p>\n\n<p class=\"wp-block-paragraph\">The search included properties in Sevier County that allow either permanent occupancy or overnight rentals. Properties restricted exclusively to permanent-residential occupancy were not included because they represent a very different market.<\/p>\n\n<p class=\"wp-block-paragraph\">After comparing information from both the Great Smoky Mountains MLS and East Tennessee REALTORS MLS and reconciling probable duplicate listings, the data revealed approximately 96 unique closed properties.<\/p>\n\n<p class=\"wp-block-paragraph\">Among those luxury-property sales:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>Approximately 90 closed for $1.5 million or more.<\/li>\n\n\n\n<li>Six were marketed within the search parameters but ultimately closed below $1.5 million.<\/li>\n\n\n\n<li>The median closed price was approximately $1,777,500.<\/li>\n\n\n\n<li>The median property had six bedrooms.<\/li>\n\n\n\n<li>Approximately 52 percent had six or more bedrooms.<\/li>\n\n\n\n<li>The median time on the market was approximately 45 days.<\/li>\n\n\n\n<li>The median closed price was approximately 95 percent of the original asking price.<\/li>\n\n\n\n<li>Approximately 70 percent advertised a private indoor pool.<\/li>\n\n\n\n<li>Approximately 68 percent advertised mountain views.<\/li>\n\n\n\n<li>Most of the sales were in Sevierville, followed by Gatlinburg and Pigeon Forge.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">The numbers confirm that large, amenity-rich cabins remain an important part of the luxury investment market. They also reveal that there is more than one way for a Great Smoky Mountains property to achieve a luxury sale price.<\/p>\n\n<h2 class=\"wp-block-heading\">Are Indoor Pools Still Important to Smoky Mountain Buyers?<\/h2>\n\n<p class=\"wp-block-paragraph\">Private indoor pools are still highly relevant, particularly among larger cabins designed to accommodate families, reunions, retreats and other groups.<\/p>\n\n<p class=\"wp-block-paragraph\">Among the closed properties in this study, those advertising an indoor pool had a median sold price of approximately <strong>$1,850,000<\/strong>. Properties without an advertised indoor pool had a median sold price of approximately <strong>$1,680,000<\/strong>.<\/p>\n\n<p class=\"wp-block-paragraph\">The indoor-pool properties also sold for a median of approximately 97 percent of their original asking prices, compared with approximately 93 percent for those without an indoor pool.<\/p>\n\n<p class=\"wp-block-paragraph\">However, those figures do not prove that the pool alone caused the difference. Many of the pool cabins were also newer, larger or designed for higher guest occupancy.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>The better conclusion is that indoor pools are not going away, but simply having a pool is no longer enough.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">At the luxury level, buyers expect the pool to be part of a complete and thoughtfully designed guest experience. The property also needs the appropriate bedroom configuration, bathrooms, gathering spaces, parking, access, entertainment and overall presentation to support its price.<\/p>\n\n<p class=\"wp-block-paragraph\">An indoor pool that increases operating expenses without producing stronger bookings, higher nightly rates or a more memorable guest experience can become an expensive liability.<\/p>\n\n<h2 class=\"wp-block-heading\">Mountain Views Remain a Powerful Luxury Feature<\/h2>\n\n<p class=\"wp-block-paragraph\">The properties without indoor pools told another interesting story.<\/p>\n\n<p class=\"wp-block-paragraph\">Approximately 90 percent of the closed properties without an advertised indoor pool offered mountain views.<\/p>\n\n<p class=\"wp-block-paragraph\">This suggests that two different luxury-property profiles are performing in the Great Smoky Mountains:<\/p>\n\n<ol class=\"wp-block-list\">\n<li>Large, amenity-driven rentals designed for groups and strong year-round booking appeal.<\/li>\n\n\n\n<li>Distinctive mountain properties driven by views, privacy, setting, acreage and lifestyle.<\/li>\n<\/ol>\n\n<p class=\"wp-block-paragraph\">Some cabins successfully combine both profiles. Those are often the properties that attract the greatest attention because they provide the guest amenities buyers expect while also offering a setting that cannot easily be duplicated.<\/p>\n\n<p class=\"wp-block-paragraph\">A theater can be added. Furniture can be replaced. A game room can be updated. It is much harder to manufacture a protected mountain view, improve an unreasonably steep road, create additional acreage or move a cabin to a better location.<\/p>\n\n<h2 class=\"wp-block-heading\">What Affluent Buyers Value Most<\/h2>\n\n<h3 class=\"wp-block-heading\">Something That Cannot Easily Be Reproduced<\/h3>\n\n<p class=\"wp-block-paragraph\">The most valuable luxury properties usually offer something scarce.
