I pulled the last 12 months of closed sales data (July 22, 2025 – July 22, 2026) directly from the Great Smoky Mountains MLS to answer the question my clients keep asking: exactly how much are sellers giving up, and does it get worse the longer a home sits?

This is the trend every seller in Sevier County needs to understand before pricing a listing: the ratio of sold price to original list price drops sharply the longer a property stays on the market, and it's not a small effect.

  • After 90 days, the discount accelerates. Cabins sitting on the market 121+ days sold for an average of just 84.95% of original list price — nearly 12 points below fast-selling homes. On an average-priced Sevier County cabin, that's a difference of well over $100,000.
  • Condos behave a little differently at the long end. Condos on market 121+ days (87.26%) actually held value slightly better than condos sitting 91-120 days (87.11%), a pattern worth watching as the condo market continues to evolve.

Price per Square Foot: Cabins Still Command a Premium


Cabins in Sevier County are selling for a median of $349 per square foot, compared to $298 per square foot for condos. That premium likely reflects land value, mountain and view lots, and the strong overnight-rental demand that cabins carry in the Pigeon Forge, Gatlinburg, and Sevierville short-term rental market.
